When CH Realty Partners first identified this strategic site, it was originally zoned and slated for a large-scale master planned residential community. However, we saw untapped potential in this overlooked location. Through collaborative engagement with our partner NorthPoint Development and municipal leaders, we proposed a vision to transform the land into essential industrial and logistics facilities, bringing jobs and tax revenue without overburdening city services.

By demonstrating the long-term benefits to the city, CH Realty Partners secured support to re-zone the property and annex the remaining acres into the city through the LAFCO process. We designed the project responsibly, agreeing to extend a key road to reduce traffic congestion, provide public parks and shopping, and fund expansion of water and sewer infrastructure.

CH Realty Partners’ creative solutions addressed concerns while unlocking the highest and best use of this location. The resulting project reflects a true public-private partnership, blending community spaces with the industrial facilities and distribution hubs needed to drive economic growth in the region. Our willingness to work hand-in-hand with stakeholders created a win-win outcome.
