Strategically located in Perris, California within Riverside County’s industrial corridor, the 333,572 square foot distribution facility at 21500 Harvill Avenue offers unmatched regional access. Situated directly off Interstate 215 and the Cajalco Expressway, it provides incredible connectivity to the entire Southern California consumer base along with all major logistics infrastructure. This includes 45 minute proximity to the UPS Ontario hub and 25-45 minutes to UPS’ Inland Empire care centers in Riverside and San Bernardino to enable rapid delivery across 24 million residents.
Initially acquired by a CH Realty Partners and Blumenfeld Development Group joint venture in September 2021, the Class A property was fully leased to pharmaceutical retailer Pharmapacks. However, upon the tenant’s business shift shortly after occupancy, ownership reclaimed control of the asset to capitalize on industrial rental growth exceeding 10% annually in surrounding submarkets. Within just 4 months, the venture successfully signed McKesson Corporation to a 5-year commitment and engaged Eastdil Secured to market the property. The team’s asset optimization and recapitalization efforts delivered outstanding value, selling to MDH Funds for $112 million ($347 PSF) – crystallizing significant profits in less than two years of initial purchase.
